We are currently on the lookout for a Building Services / Facilities / Maintenance type Technician on a permanent / staff basis. In this role you will be responsible for the delivery of a high quality, reliable service to tenants and other internal/external customers, through effective and efficient maintenance of assets, minimising its down time and maximising assets life cycles.

    

Tasks include:

  • Planned and reactive maintenance on all building fabric assets.
  • Basic joinery, electrical, mechanical, and plumbing repairs.
  • Painting, decorating and other general fabric tasks.
  • Minor civil works and repairs to infrastructure.
  • To enable the delivery of a high quality, reliable service to tenants and other internal / external customers, through effective and efficient maintenance of assets.  This includes completion of work in accordance with prevailing processes and contributing towards the continuous improvement of the maintenance service.

    
Principal accountabilities

  • Undertaking planned and reactive maintenance work on all building fabric asset’s ensuring optimum serviceability which meets agreed service levels and provides a trouble free operational environment, applying the skills and knowledge required for the task.  This includes inspecting assets which are not working as needed, assessing and reporting what work is required and undertaking that work.
  • Basic joinery, electrical, mechanical, and plumbing repairs.
  • Painting and decorating and other general fabric tasks.
  • Minor civil works and repairs to infrastructure, including patching and over banding.
  • Collaborate to undertake maintenance tasks outwit core skill, individually and supporting other members of the team.
  • Using Computer Maintenance Management system.  This includes receiving and closing down work orders and entering accurate data.  Use maintenance system data to understand individual, team and asset performance.
  • Completing all engineering and operating records forms, certificates, and pro-forma’s.
  • Operating and promoting working practices which ensure a safe working environment for self and others, contributing to the development of a safety culture, through participation in safety management system, and adhering to mandatory regulations and safety procedures.
  • Engaging proactively in any work associated with delivering performance improvements within the engineering environment.
  • Communicating effectively with customers and maintenance team colleagues on the progress of completing work.
  • Working with others, including colleagues or apprentices on a one to one basis to help them learn.
  • Proactively upgrading skills to facilitate the maintenance and operation of new assets being delivered into service to ensure that they are maintained in a manner which keeps them performing at an appropriate level.
  • Identifying and prioritising opportunities for “productivity” performance improvement.  Developing and delivering plans to achieve these improvements.
  • Participating in task risk assessments and utilise them and method statements in the completion of all maintenance tasks ensuring that the work is undertaken safely and meets the required specification.
  • Ensuring work meets specification of work order.
  • Helping other team members to learn and share knowledge across the team.
  • Participating and initiating in continuous improvement activities.
  • Sustaining team performance in the absence of the Team Leader, including permit skill sets.
  • Working with others, including colleagues or trainees on a one to one basis to enable a broadening of the skill and knowledge base of the whole workforce to deliver the best possible customer service. Including a cross fertilisation of skills associated to specific and specialist equipment.

     

Qualifications and experience

  • Will preferably be qualified to NVQ, City and Guilds standard in a broad-based technical background.
  • Relevant experience in a maintenance environment.
  • Basic knowledge of electrical and plumbing (desirable).
  • Full and assessed knowledge of any relevant National or company standards.
  • Completion of relevant and related skills training.

     

Framework and boundaries

  • Work to promote the development and effective and efficient working of the Asset management system and all other related processes which underpin all maintenance work activities.
  • Technicians are required to work within a wide range of local business and external policies, procedures and regulations when carrying out their role. 
  • Maintenance of assets has to meet the standards agreed in Service Level Agreements between the maintenance function and the business units and deliver the Key Performance Indicator's for the function.
  • Technicians may be required to monitor the work quality of contract maintenance providers.
